Selling yourself or using a Realtor - don't be left with a mess: The first thing you may want to do in TODAY's MARKETPLACE is wait a bit - put the stops on..... Who knows when this Downward Spin is going to Stop! No Doom & Gloom, just common sense, the government insn't going to bail either you or me out unless you're an executive at apparently any major corporation, I'm not!!! To a Buyer: We all want that right deal, but you must be able to afford it... To those of you who can, unless you're a professional at truely inspecting a home from the foundation up, hire a "Home Inspector" before you buy any home or residence, it can save you thousands.... Pay the $250-$350, it is well worth it. To a Seller: Pay for an inspection BEFORE you list or try to sell your home, you will find these defects first and can then fix them yourself or hire it out more reasonably. It is best to put the fire out before it starts. Todays market is not that of even 6 months ago, even a month ago right now..... most marketplaces have fallen 10-20 even up to 50% in some cases.... so our best advice is price it right or prepare to sit on it for quite some time, work with your bank if you can! Updating paint, floor coverings, appliances are always a good thing, but the kitchen and baths are the selling points, the rest is gravy. Do your homework, ask a Realtor for some "Comps", these are comparables on "WHAT HAS SOLD", not what is for sale... in your local vicinity, not accross town.
